This Limited Warranty & Maintenance Program Terms document (the “Warranty”) is issued by SHEDPROS, LLC (“ShedPros,” “we,” “us,” “our”) to the original purchaser (“Purchaser,” “you,” “your”) for the shed or accessory structure identified in the Contract Documents (the “Structure”). This Warranty states the exclusive terms under which ShedPros provides warranty coverage for workmanship and certain components of the Structure.
THIS WARRANTY IS A LIMITED WARRANTY. IT IS NOT AN INSURANCE POLICY AND DOES NOT COVER ALL DEFECTS, CONDITIONS, OR DAMAGES. THIS WARRANTY APPLIES ONLY TO STRUCTURES INSTALLED OR PLACED BY SHEDPROS WITHIN THE STATE OF WASHINGTON.
1. DEFINITIONS
1.1 Structure means the shed or accessory structure installed or placed by ShedPros within the State of Washington, as identified by project number and address in the Contract Documents.
1.2 Contract Documents means the signed agreement(s), invoice(s), scope of work, specifications, drawings, and written change orders or addenda issued by ShedPros.
1.3 Series means the ShedPros product line designated in the Contract Documents:
(a) Entry Series; (b) Homeowner Series; or (c) ShedPros Custom (“Custom”).
1.4 ShedPros-Managed Project means a project where ShedPros performs and controls all of the following, as applicable:
(a) site preparation and Base/Foundation work, including gravel pad, pier system, blocks, footings, slab coordination (if included), grading, and Water Management as specified;
(b) delivery, placement, leveling, and anchoring (if included);
(c) framing and structural construction; and
(d) installation of the building envelope components specified, including roofing and flashing integration.
1.5 Non-Managed Project means any project that is not a ShedPros-Managed Project, including where any of the following are performed by Purchaser or a third party: site preparation, grading, Base/Foundation, drainage or Water Management, delivery/placement/leveling, anchoring, or unapproved material substitutions.
1.6 Subfloor means the lowest horizontal floor plane of the Structure, including floor framing members, floor sheathing, rim boards, and all components at or below that plane.
1.7 Above the Subfloor means all structural components above the Subfloor plane installed by ShedPros.
1.8 Base/Foundation means the support system beneath or supporting the Structure, including gravel pad, piers, blocks, footings, slab, skids/runners, anchors, or tie-downs installed by ShedPros when included.
1.9 Water Management means grading, drainage, surface water diversion, downspout routing (if included), splash blocks, and related measures specified in the Contract Documents.
1.10 Commencement Date means the date determined under Section 3.
1.11 Adjustment Period means the one (1) year period described in Section 6.
1.12 Maintenance Program means ShedPros’ optional recurring maintenance service governed by a separate written service agreement.
1.13 Commercial Use means use of the Structure primarily for business, income-producing, jobsite, rental, paid storage, agricultural business, retail, or public-access purposes, or for regular storage of commercial equipment or materials exceeding normal household storage. Commercial Use includes, without limitation: paid rental of the Structure; jobsite storage; regular employee or contractor access for business purposes; retail or service operations; or storage of business-related equipment or vehicles.
Commercial Use does not include incidental home office use, occasional personal tool storage, or hobby use incidental to a primary residential purpose.
1.14 Identification Plate means the ShedPros identification plate affixed to the Structure bearing the project number and/or serial number.
1.15 Normal Residential Use means typical household storage and accessory-building use, including storage of household goods, tools, lawn equipment, and hobby items, without abnormal loading, without public access, and without use as a dwelling.
2. WARRANTY TERM & COVERAGE SUMMARY
2.1 Non-Managed Projects (Any Series): Limited Five (5) Year Structural Warranty — Above the Subfloor Only (Section 5).
2.2 Entry Series — ShedPros-Managed: Limited Five (5) Year Structural Warranty (Section 4).
2.3 Homeowner Series — ShedPros-Managed: Limited Fifteen (15) Year Structural Warranty (Section 4), subject to Section 8.
2.4 Custom — ShedPros-Managed: Limited Fifteen (15) Year Structural Warranty unless otherwise stated in the Contract Documents.
2.5 Site Prep / Base / Water Management (when provided by ShedPros): Ten (10) to Fifteen (15) Years as stated in the Contract Documents (Section 7).
2.6 Commercial Use Limitation: If the Structure is used for Commercial Use, all warranty coverage provided by ShedPros is limited to one (1) year from the Commencement Date. No enhanced warranty terms or enhanced transfer benefits apply to Commercial Use Structures, regardless of Maintenance Program enrollment.
3. COMMENCEMENT DATE
The warranty term begins on the earliest of:
(a) completion of installation and final placement by ShedPros;
(b) Purchaser taking possession of the Structure; or
(c) first use or occupancy of the Structure.
Completion of installation and final placement will be documented by ShedPros in project records.
4. SHEDPROS-MANAGED PROJECT WARRANTIES
4.1 Structural Warranty
Covered components installed by ShedPros include:
• load-bearing wall framing;
• roof framing;
• structural headers, beams, and posts;
• structural wall and roof sheathing;
• structural fasteners and connections.
Term:
Entry Series: Five (5) Years
Homeowner Series: Fifteen (15) Years
Custom: Fifteen (15) Years unless otherwise stated in the Contract Documents
A covered defect is a defect in ShedPros workmanship that (a) materially impairs structural integrity or (b) causes a covered component to fail to provide reasonable service under Normal Residential Use.
4.2 Water Intrusion — Workmanship Only
For ShedPros-Managed Projects, ShedPros warrants against water intrusion to the extent solely caused by a covered defect in ShedPros workmanship in the installation and integration of roofing, flashing, and water-shedding components included in the Contract Documents. This Warranty does not guarantee elimination of all water intrusion and does not apply to intrusion caused or contributed to by excluded conditions, Changes under Section 7, extreme weather, or lack of maintenance.
4.3 Doors & Windows
(a) Installation-Related Defects (Parts & Labor): For three (3) years from the Commencement Date, parts and labor are covered for defects in ShedPros workmanship, including improper flashing or taping integration at the opening, improper fastening, shimming, sealing, or out-of-square installation causing water intrusion or functional failure at the interface.
(b) Installation-Related Defects (Labor Only Thereafter): After year three (3), labor is covered for installation-related adjustments and corrections for the remainder of the applicable Structural Warranty term.
(c) Product Defects: Defects intrinsic to door or window products (including glass seal failure, factory hardware failure, or manufacturing defects) are subject to manufacturer warranties unless caused by ShedPros installation workmanship.
5. NON-MANAGED PROJECT WARRANTY — ABOVE THE SUBFLOOR ONLY
For Non-Managed Projects, ShedPros warrants for five (5) years that structural components installed by ShedPros Above the Subfloor will be free from workmanship defects that materially impair structural integrity under Normal Residential Use.
This Warranty does not apply to:
• the Base/Foundation or Subfloor;
• settlement, movement, racking, or out-of-level conditions;
• water intrusion, moisture, rot, or damage originating at or below the Subfloor;
• drainage, grading, groundwater, irrigation, or Water Management;
• delivery, placement, or leveling performed by others.
For Non-Managed Projects, no water intrusion warranty is provided.
6. ONE-YEAR ADJUSTMENT PERIOD
For one (1) year from the Commencement Date, ShedPros will perform parts-and-labor adjustments for normal drying, shrinkage, or seasonal movement above the Subfloor, including door alignment, trim movement, and hardware tuning.
Adjustments do not include settlement correction, drainage issues, condensation, or repeated service calls for the same condition where excluded conditions persist.
7. SITE PREP / BASE / WATER MANAGEMENT
7.1 When ShedPros performs site preparation and installs the Base/Foundation and/or Water Management, ShedPros warrants those items against covered defects in ShedPros workmanship in the installation of those components during the term stated in the Contract Documents. This is not a guarantee that all water will be eliminated from the site.
7.2 Settlement Tolerance: Minor settlement is expected. Settlement or out-of-level conditions not exceeding one inch (1”) measured over any eight-foot (8’) span of the finished floor plane, and not causing a covered structural defect, are not defects. Exceeding this tolerance does not automatically establish a covered defect; causation will be evaluated, including soil conditions, drainage, loads, and maintenance.
7.3 Water Management and Base/Foundation coverage remains valid only to the extent a change did not cause or contribute to the condition.
7.4 If ShedPros does not perform site preparation and Base/Foundation installation, no warranty is provided for Base/Foundation or Water Management, and the project is treated as a Non-Managed Project for those purposes.
8. MAINTENANCE PROGRAM — ENHANCED TERMS
Enhanced terms apply only if Purchaser enrolls in the Maintenance Program within one (1) year of the Commencement Date and keeps the program continuously active and in good standing without lapse. Enhanced terms are not retroactive and do not restart upon re-enrollment.
If eligible and continuously active:
• Homeowner Series and Custom Structural Warranty extends to twenty-five (25) years from the Commencement Date.
• Warranty becomes transferable up to ten (10) times.
• Transfer fees are waived while the Maintenance Program remains active.
Enhanced terms do not apply to Commercial Use Structures.
9. TRANSFERABILITY
This Warranty is transferable up to three (3) times unless enhanced under Section 8. A $250 transfer fee applies per transfer and includes a site assessment and condition review. Transfers do not extend or restart the warranty term, which continues from the original Commencement Date. Transfer requires written request, proof of ownership, payment of applicable fee, and completion of ShedPros’ site assessment.
10. MANUFACTURER WARRANTIES
Certain materials and components may carry separate manufacturer warranties. ShedPros is responsible only for installation-related defects otherwise covered herein. ShedPros may assist with documentation as a courtesy but is not responsible for manufacturer warranty approval or performance.
11. EXCLUSIONS
This Warranty does not cover:
• acts of God or external forces, including wind beyond design assumptions, flooding, fire, earthquake, or impact;
• normal wear, cosmetic changes, aging, or weathering;
• failure to maintain exterior coatings, sealants, or finishes in accordance with manufacturer recommendations and reasonable upkeep;
• interior moisture, condensation, mold, mildew, fungus, mycotoxins, or indoor air quality conditions;
• damage caused by sprinklers, irrigation, or continuous wetting;
• pests, insects, rodents, or resulting damage;
• owner or third-party modifications, penetrations, or added loads;
• improper use, overloading, or use as a dwelling;
• loss or damage to contents or stored property.
12. WARRANTY CLAIM PROCEDURE (WRITTEN NOTICE REQUIRED)
12.1 Claims must be made in writing within thirty (30) days after the condition is first observed or reasonably should have been observed by a reasonable homeowner, and before the applicable warranty term expires.
12.2 Written notice must be delivered to:

12.3 Claims must include Purchaser information, Structure address, project number or serial number, proof of purchase or ownership, description of the condition, and photos or video where practical.
12.4 Purchaser must provide reasonable access for inspection and documentation.
12.5 ShedPros must be given a reasonable opportunity to inspect and, if covered, to cure the condition before repairs are performed by others.
12.6 Unauthorized repairs void coverage for the affected area to the extent they prevent proper diagnosis or cure.
13. LEVELING / RE-LEVELING
This Warranty does not include re-leveling services except where required solely to correct a verified covered workmanship defect in a Base/Foundation component installed by ShedPros and within the applicable term. Re-leveling for settlement within the Settlement Tolerance or for excluded conditions may be offered for a fee.
14. REMEDIES — PARTS AND LABOR
For a valid covered claim, ShedPros will, at its option, repair the defect, replace the affected component(s), or issue a credit not exceeding the prorated value of the affected portion of the work. ShedPros’ total liability shall not exceed the amount paid to ShedPros under the Contract Documents for the Structure or affected portion of work.
15. SOLE REMEDY; LIMITATION OF DAMAGES
The remedies stated herein are the Purchaser’s sole and exclusive remedies. To the maximum extent permitted by law, ShedPros is not responsible for incidental or consequential damages, including loss of use, inconvenience, storage costs, or damage to contents or personal property.
16. DISCLAIMER OF OTHER WARRANTIES
THIS WARRANTY IS THE ONLY EXPRESS WARRANTY PROVIDED BY SHEDPROS. ALL OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE, ARE DISCLAIMED TO THE MAXIMUM EXTENT PERMITTED BY LAW. Some jurisdictions do not allow certain limitations, and Purchaser may have additional rights under applicable law.
17. IDENTIFICATION PLATE
The Identification Plate must remain attached and legible. Normal paint overspray or finish changes do not void this Warranty. If the Identification Plate becomes illegible through normal wear, Purchaser must notify ShedPros so a replacement may be issued.
18. PAYMENT STATUS; SUSPENSION OF WARRANTY
All warranty obligations are conditioned upon Purchaser being current on all payment obligations under the Contract Documents. To the extent permitted by law, ShedPros may suspend performance of warranty services while any undisputed payment remains past due. Nothing in this Warranty alters or expands any lien rights or other remedies available to ShedPros under the Contract Documents or applicable Washington law.
19. GOVERNING LAW; VENUE
This Warranty is governed by the laws of the State of Washington. Venue for any dispute shall lie in the Washington State county where the Structure is located.
20. MISCELLANEOUS
20.1 Entire Agreement: This Warranty and the Contract Documents constitute the entire agreement regarding warranty coverage.
20.2 No Oral Modifications: No employee, subcontractor, or representative may modify this Warranty verbally.
20.3 Marketing / Representations: No advertisements, proposals, website statements, or verbal descriptions create warranties beyond those expressly stated herein and in the Contract Documents.
20.4 Severability: If any provision is held unenforceable, the remaining provisions remain in effect.
20.5 Headings: Headings are for convenience only and do not alter meaning.
